However, having a rental available in August does not automatically guarantee a quick lease. With renters currently having more options to choose from, pricing and presentation matter.
Here is what Bend rental property owners should know as we head into the final stretch of summer.
Bend Renters Have More Choices
As of late July 2026, Zillow reported approximately 425 available rentals in Bend and classified the local rental market as “cool.” The reported average rent across all property types and bedroom counts was approximately $2,675 per month.
Keep in mind that a citywide average includes everything from apartments and studios to large furnished homes. It should not be used by itself to determine what an individual property will rent for.
A home’s actual rental value depends on several factors, including:
- Location and neighborhood
- Number of bedrooms and bathrooms
- Property condition
- Garage and storage space
- Landscaping and outdoor areas
- Pet policies
- Included utilities
- Lease length
- Time of year
Comparing a property with similar homes that are currently available—and watching how long those homes remain listed—provides a much clearer picture than relying on a citywide average.
Accurate Pricing Matters
It can be tempting to start with a higher rental rate and reduce it later if necessary. Unfortunately, that strategy can sometimes backfire.
The first several days of a rental listing often generate the most attention. If the home is priced above comparable properties, qualified renters may pass it over before the price is adjusted. Once a listing has been sitting for several weeks, renters may begin wondering why it has not leased.
Even a relatively short vacancy can cost more than a modest pricing adjustment. For example, losing one month of rent on a $2,500 property is considerably more expensive than pricing it $100 lower and securing a qualified tenant promptly.
The goal is not simply to charge the highest possible rent. It is to find the strongest balance between rental income, vacancy time, and tenant quality.
Property Condition Can Make or Break a Showing
Renters comparing multiple Bend homes will notice whether a property appears clean and well cared for.
Before marketing a rental, owners should consider:

- Cleaning carpets or replacing worn flooring
- Touching up damaged or heavily marked paint
- Removing weeds and cleaning up landscaping
- Checking exterior lighting
- Making sure appliances are clean and working

A lease signed in August will often expire during the summer rental season, which can be beneficial. However, owners should consider the future expiration date before deciding on the lease term.
A lease ending during Bend’s colder winter months may be more difficult to re-rent than one ending in late spring or summer. Lease timing should be part of the overall rental strategy—not an afterthought once an applicant is ready to sign.
Owners should also begin preparing for fall maintenance. Irrigation blowouts, furnace servicing, gutter cleaning, roof inspections, and exterior repairs become harder to schedule once Central Oregon’s first freezing temperatures arrive.
