Oregon's 2027 Rent Increase Limit Is 10%: What It Means

Oregon's 2027 rent increase limit is 10%
On September 28, Oregon posted the maximum rent increase allowed in 2027. For most rental homes it's 10%, up from 9.5% in 2026. The limit applies statewide, including rentals in Bend, Redmond and Sunriver.
Does this mean rent will go up 10%?
No. This is a limit, not an increase. Rent isn't required to go up at all. 10% is the most it can go up in a 12-month period in 2027.
How is the limit set?
Oregon's rent stabilization law, often called rent control, sets the limit each year. The state takes 7% plus the change in the cost of living, or 10%, whichever is lower. For 2027, that's 10%.
How often can rent go up in Oregon?
Once in any 12-month period. Rent can't go up at all during the first year of a tenancy.
How much notice is required to raise rent in Oregon?
After the first year, the tenant must get written notice at least 90 days before the new rent takes effect.
Is my home exempt from the rent increase limit?
It may be, if it's a newer home. If a home's first certificate of occupancy was issued less than 15 years before the notice date, the 10% limit doesn't apply. The 90-day notice and the first-year rule still do.
