Oregon's 2027 rent increase limit is 10%

On September 28, Oregon posted the maximum rent increase allowed in 2027. For most rental homes it's 10%, up from 9.5% in 2026.

This is a limit, not an increase. Rent isn't required to go up at all. 10% is the most it can go up in a 12-month period in 2027.

How the limit is set

Each year the state takes 7% plus the change in the cost of living, or 10%, whichever is lower. For 2027, that's 10%.

The rules that come with it

Rent can go up only once in any 12-month period. It can't go up at all during the first year of a tenancy. After the first year, the tenant must get written notice at least 90 days before the new rent takes effect. For an increase starting January 1, that means notice in early October.

Newer homes

If a home's first certificate of occupancy was issued less than 15 years before the notice date, the 10% limit doesn't apply. The 90-day notice and the first-year rule still do.
